23. Go-Desi - Project Utkrisht

Project description:

This is aproject, to come up over an area of 2000 Sq.m, for a food unit to manufacture Imli POPs and Chikkis . The assignment to Zafar & Associates includes support in site selection, machines and equipment layout, man material movement planning, facility planning and design, utilities planning and design including electrical, pneumatics, water, process drains, and complete management of the project.

22. Go-Desi - Sira Unit 2 - Power Station

Project description:

In this project the existing facility power at Sira-Unit02 was enhanced from 35 KVA to 100 KVA. A power station was designed with 100 KVA transformer installation. cables sizing were calculated and selected, main distribution and sub panels were designed, consumer points electrification was designed, contractor to carry out this work was evaluated and contract awarded, work execution was managed and heleped in commissioning.

20. PMC of Institutional Building for IIT Alumni Centre

Project description:

This is an institutional building for IIT Alumins, where all 23 IITs will have their offices. It is place for connect with Industries and IITs. It has 300 people seating Auditorium, Exhibition Centre, Seminar Halls, OAT.

The building is having 1 lakh square foot of area, three basement, Ground, Mezzanine and First, Second, Third and Terrace level Cafeteria.

The structure was ready. Zafar & Associates has been assigned to manage the project for finishing and fit-out.

19. Building Repair, Rehabilitation & Re-fitment

Hoodi, Bangalore

Project description:

This is a technical support serice to the Resident Welfare Association of Ittina Akkala for the repair, rehabilitation and re-fitment of 6 Building Towers hosuing 285 Apartments spread over 5 Acres land.

The building towers, all togather have 40,000 Sft. of Terrace, 6 open to skies Podiums, combine basement for all the towers. The building is 10 years old.

In recent years, the associations have observed water dampness and leakages issues in common areas such as basement retaining walls and ceilings and from the terraces in a few terrace level apartments.

The work scope covered the following:

Detailed, physical inspection of building issues, in different fronts, such as basement external walls, basement ceiling & internal walls, shafts, podium, building external, water piping, roof flooring, rainwater down-take, staircase headroom, sloped elevation slab, etc.
Providing engineering solutions for different issues, as mentioned above, with designs and drawings, as required,
Quantification of rehabilitations activities and providing BOQ to enable obtaining quotes from Vendors/ Contractors
Providing specifications of materials and works and suggestive approved makes

18. Plumbing & Piping Engineering for a Food Unit

17. MEP Reverse Engineering Proposal

Project description:

This proposal was based on the request from a pharma firm, who are setting usp their unit in an industrial area.

Project started a year and before. This project was stopped in COVID pandemic lock down. Design and Engineering Team were changed. Now the Client is starting the work. They wanted to audit the design and study the engineering drawing and support them. A work proposal was sought for.

A work proposal was submitted for the MEP design audit services. This audit will include: Electrical system, Fire Safety systems, HVAC, Water supply and distribution system, Sullage and Sewage disposal system, Water treatment Plant (WTP), Sewage Treatment Plant (STP), Effluent Treatment Plant (ETP).

16. Audit for Basment leakage issue in an Apartment Building

Project description:

This assignment was done for one of the Apartment Association in Whitefield, to study water leakage issue in their basement and advice them with solutions.

The building is a 3 years old apartments building. The building has 2 basements, 13 floors, which houses 94 flats.

The complaint was that water is leaking in upper basement at cable entry location, there is a leakage in fire pump room and there is another one in another portion of the building, which is STP pump room. Also, there is water leakage in lower basement.

These issues seems to be perennial and it gets worsen during rainy season. In some locations there is a continuous flow of water. Estate team seems to have done repairs at different periods, but in vain.

Identifying the root cause, addresses a major part of the solution. Solution to the issues, arrived based on the root cause, is more appropriate method.

Zafar & Associates Team evaluated thoroughly within the building and at the vicinity to the building locations, studied drawings of basement and adjacent utilities. Also studies water supply and drainage service drawings, made sample digging in landscape area, identified RWH and charging pits, opened up water tanks and charging pits and inspected them in details.

Based on studies and investigation, a probable root causes was arrived at and suggested action plans to the Association.

15. Audit of Apollo Hospital, Bilasspur

Project description:

This evaluation was done as a support services to another Chennai based Consultants, who were the Principal Consultants for this Building Audit assignment.

The building under evaluation is a 20 years old building having 50K+ sft. area. Leaking terraces, damped walls, water leaking pipelines, etc. were the major issues.

As a part of evaluation, root causes were identified and recomendations were provided for re-habilitation.

The audit is being done at three different stages viz during finishing stage, on Pre Delivery Inspection (PDI) stage and post PDI

11. Mugaluru Lake Restoration-Quantity Survey

Project description:

This work was done for Rotary Midtown Bangalore.

A 42 acre lake mostly dry and holds water during rainy season.

Even though, as per the rainfall data and hydrological study, water that can be harvested to full capacity of the lake and the lake can be made to hold water through out the year.

Though the task was to quantity survey, however, in order to work on quantity survey, different engineering aspects were required, a part of these aspects has been worked out by Zafar & Associates as preliminary engineering to establish input for quantity survey.

The major objectives set for the restoration of Mugaluru Lake are:

(a) To the maximum capacity of catchment water by

· Improving inlets

· Optimising the depth of the lake

(b) To restore habitat and eco-system and to bring lake back closer to anthropogenically undisturbed conditions by creating/ refurbishing

· Wetland and

8. Sobha Suncrest., Bangalore – TREE OVER WATER TANK

Project description

Sobha Suncrest Condominium (SSC) Team had observed water leakage through one of the partition walls of the Under Ground Tank (UGT) compartments.
Above the tank there is a landscaping, including grass, bamboo shrubs and a tree, on a part of its area.
There is a view that the tree roots are causing the leakage. They like to cut the tree so that they can get rid of the problem.

The tree is a 10 years old Millingtonia Hortensis, belonging to the family of Bignoniaceae/ Jacaranda. It has other common name as Tree Jasmine, Neem Chameli, Akash Neem, Akash Mallige, etc.

Zafar & Associates evaluated and recommend to shift and replant the tree instead of cutting it
